房屋贷款
We help you buy, build, or renovate your home. The home buying process can be challenging, but we can tailor a suitable plan to help you smoothly complete each step of your journey.
Common residential mortgages refer to loans used to purchase residential properties for human habitation, such as owner-occupied homes or investment properties. Whether you are a first-time homebuyer, a property investor, or renovating a home, a residential mortgage can help you achieve your goals. Currently, the loan-to-value ratio (LTV) for owner-occupied homes is 80%, and for investment properties, it is 70%. In certain special exemptions, the LTV can reach up to 90%.
Commercial property loans refer to loans used for the purchase of properties for commercial operation, such as hotels, shops, offices, factories, and other commercial properties. The loan-to-value ratio is up to 65%.
Home purchase process

1. Planning
The first stage requires understanding your financial situation. Your income and expenses determine how much loan you can afford. It also requires determining your down payment situation: how much is budgeted for the down payment, what the source of the down payment will be, and whether you need to use KiwiSaver.
We can help you calculate how much loan you can get before you even start looking for a house or planning to build one, and help you get pre-approval for your loan.

2. Finding a suitable house
Once you've determined your down payment amount and received pre-approval for your loan, you can start looking for a house based on your budget.
Different types of property and land ownership require consideration of different factors, so it's best to determine which factors are important before you begin. The purchase process and financing for existing detached houses are generally not too complicated. However, when you buy an apartment or townhouse, you may become a co-owner of any common areas of the property. This usually means you will be responsible for paying Bodycorp fees. Before signing the contract, you may need to understand the financial situation of the property management company and the responsibilities of all owners. The seller can provide this information.

3. Delivery
In the final stage, once you've purchased the right home, we will help you determine your mortgage structure and homeowner's insurance before closing, and prepare the loan documents to help you smoothly complete the closing process.
When your lawyer handles your home settlement, you will need to purchase home insurance before the settlement date and provide your lawyer with proof of the insurance. If you purchased your home with a loan, the lending bank must be listed as a interested party on the policy because the house is mortgaged.
